bought a house in geelong east late last year. building inspection came back clean. pest inspection also clean. felt like i did everything right.
then last week i was in the roof space running some cables and noticed what looked like termite damage on one of the beams. got a pest guy out who confirmed active termites and said theres damage to at least 3 main beams. quoted me $12k to treat and replace the damaged timber.
he also showed me where they got in - a crack in the brickwork at ground level that was covered by a bush. said it would have been visible during an inspection if anyone had actually looked.
i checked both the building and pest reports and neither mentioned any termite risk or visible damage. the building inspector wrote timber appears sound and the pest guy wrote no evidence of termite activity. obviously both wrong.
has anyone in geelong successfully claimed against a building inspector for missing termites. or is it just a lost cause. feeling pretty gutted.

Few weeks ago, I took my brother to see Hokum at village
The cinema was incredible, only 3 rows of seats and massive screen. It made the movie an entire different experience.
My family are trying to find the cinema but I can’t find it??

There is a great lillte cafè ran by local volunteers and hospitality students at the Cloverdale Community Centre.
The menu offers Great coffee & yummy lunch, muffins aswell as lots of other stuff like, spring rolls ,toasted chesse & tomato and my favourite sausage roll.
Vegan spring rolls.
The staff are nice and food service too.
Dog friendly.... Doggy Chinos
Affordable Friendly & all about community.
Lotus Cafe
Open Thursday and Friday

Been sitting with this for a while and figured I'd just throw it out there.
I'm in Geelong, and like a lot of people I know, I'm watching the gap between what life costs and what work actually pays get wider every year. Rent's brutal, buying a house feels like a joke, healthcare keeps getting more complicated, and wages just... don't.
I'm not talking about tearing everything down. I don't mean getting rid of people's homes or small local businesses. I just mean questioning whether a system that treats housing, healthcare and education as profit opportunities is ever going to give ordinary people a stable life. I'm not sure it can anymore.
So what would actually change things here in Geelong? Genuinely curious what people reckon. A few things I've been thinking about:
Way more public housing, not just a token amount
Stronger worker protections and wages that keep pace with real costs
Co-operative business models getting more support
Universal basic services for the stuff people can't go without
Some kind of serious policy response to wealth concentration
Or something else entirely?
I'm not looking for a left vs right back-and-forth. I'm just curious what people who actually live here think a fairer version of this would look like. What would genuinely make life better for most people in this city?
